New Kitewood subsidiaries target exciting new markets

Two new Kitewood subsidiaries have launched focusing on new growth areas in the UK economy. The distressed assets and student residences markets provide exciting opportunities for the Kitewood Group and will be headed up by Director Mike Dolan.

Kitewood Strategic Land

Kitewood is continually looking for land. Our strategic land team take short and long-term options on land and then pro-actively promote the land within Local Development Plans.

Some examples of our strategic land portfolio follow:

HILLBOROUGH NEW COMMUNITY

Kitewood has for many years owned or controlled this 170 acre site which was previously suggested as a mixed use site by Canterbury City Council. Parts of this area now have planning consent.

The site is being promoted via the Local Development Framework (LDF), for mixed use development embodying residential, commercial, a school and other local community facilities including a new rail halt.

The propsed sustainable urban extension would provide:

  • Nearly 700 homes by 2026, mostly comprising of family houses
  • A further 500 homes post 2026
  • 30% of housing to be affordable
  • 12 hectares of employment land
  • Provision for a new primary school and further community facilities including a new retail centre serving the new communtiy and wider area of Hillborough
  • Large areas of public open space and landscaping
  • Improved public transport and road connections

BILLINGSHURST, SUSSEX

Billingshurst was part of a 550 dwelling allocation for housing, of which Kitewood undertook 120 of the private houses and 84 affordable houses for rent.

Kitewood developed the private housing element in conjunction with two national house building companies, 60 homes on each element.

HAILSHAM, SUSSEX

Kitewood secured land on two sites in Hailsham and promoted these through the Wealden Local Plan Review. Both sites have now been granted planning permission, one for 70 dwellings and one for 148 homes.

Octave Homes – the Group’s residential private housing company, will build out part of the 148 home site and all of the 70 homes, the site layout is shown to the right.

WHITSTABLE, KENT

Kitewood have an option on 26 acres of farmland shown to the right at Chestfield, near the popular coastal resort of Whitstable. The land was promoted as a mixed use scheme in the Local Plan Review and the Local Plan Inspector supported this allocation.

The envisaged scheme includes a 14 acre business park, 200 homes and a new recreational park, which will include flood compensation measures which will safeguard existing houses.

BARNES WAY AND NEVILLE WAY, KENT

This scheme provides 150 new homes on a former factory and storage area. The development of these combined sites has create a needed by-pass for the village of Hillsborough, easing congestion.

Purchased in 2004 the site is developed principally by Octave Homes and now provides a mix of properties for the public and private sector. The scheme includes a play area and open space for the residents.

WAKEFIELD, YORKSHIRE

A reserve allocation site of 13 acres proposed to be developed by the Group with 100 houses. Through utilitising our lateral creativity, planning skills and involving local community groups we anticipate that a new community will be built to enhance this area.
